Commercial Fire Sprinkler System Repair And Installation
About Commercial Fire Sprinkler Service
Commercial sprinkler systems are larger, more complex, and more demanding than residential systems. One failed valve could shut down an entire floor.
Your needs are determined by the occupancy class, the height of the ceiling, how the space is used, and how the space is configured. A light hazard office could be designed completely different than an ordinary hazard warehouse. Same building and could be the same space, but entirely different costs.
The cost to repair a system can vary greatly. Replacing a single head could be considered an easy fix, but corroded risers, failed backflow prevention assembly, and leaking laterals are not so easy. We quote the actual fix.
What remains constant is the ongoing inspections required by Title 19 of the California Code of Regulations and NFPA 25. Skipping an inspection is failing. Failing will be noticed by your tenants.
Why You Need
Why Commercial Buildings Need Service
Annual Certification Due
We follow Title 19 and NFPA 25 and complete internal inspections every three months, six months, and 12 months. We complete and sign these inspections.
Corroded Riser Piping
Water and oxygen in the steel piping of a fire sprinkler system trap and corrode the piping from the inside and form holes over time. We can repair and replace piping.
Tenant Improvements
When new tenants move in, they may change the layout of the building by moving walls and ceilings. We ensure that the system can meet the rules for clearance.
Failed Backflow Assembly
Every year, the double check assembly has to undergo a backflow assembly test. If the system fails, we are contracted to repair or replace the system.
Changes to Commodity Storage
When you raise the height of your storage racks, or you change to plastic storage, you may require in-rack sprinklers or a higher density design.
Alarm Device Issues
A closed valve and a tamper switch. A chattering midnight flow switch. We find the fault, fix the device, and eliminate false alarms to your monitoring company.

How To Hire Us
Commercial Service Planning – Five Steps To Full Compliance
Step 1: Site Survey: We conduct an on-site survey, including opening the riser room and reviewing your inspection report.
Step 2: System Assessment: We look at what defects you have: obstructed heads, closed valves, corrosion, failed backflows, incorrect hazard classifications, etc. We note all of these down.
Step 3: Scope and Recommendations: We delineate the things that are required by code and the things that are optional. You see both and each has a cost.
Step 4: Scheduling Around Operations: We schedule work to occur when you are not operational. We work at night and on the weekends, as well as schedule work on a per-phase basis. Your tenants and your company are still fully operational while we perform our work.
Step 5: Complete Work, Testing, and Reporting: We do all the required work, testing, and reporting to the fire department. Your documentation is up to date.

Understanding Commercial Fire Sprinkler System Costs
A commercial building’s sprinkler system will have a design based on a hazard classification. Light hazard, ordinary hazard and extra hazard. Building owners often inherit systems from past uses, to the extent that a system may be misaligned to the current tenant’s use.
Southern California has additional requirements on top of NFPA. Title 19 mandates a frequency of inspections. Local fire departments define their own rules for submittals and witnessing. A design may be approved in one jurisdiction and redlined in the adjoining one.
Protection commences with the inspection of internal piping systems, not a clipboard walkthrough. Obstruction assessments and main drain tests performed on a five-year cycle allow system deterioration to be found and mitigated at the small repair stage as opposed to a full system replacement.

Commercial Sprinkler Questions – Answered
NFPA 25 and California Title 19 set the following requirements: Gauges & valves- quarterly; alarm & check valves – semi-annually; heads & hangers & pipe – annually; obstruction testing – every 5 years. We keep track of everything for you.
Yes. We prefer to do the majority of our repairs after hours or on the weekend, as we drain the system to shut down protection for that zone. We do all the coordination on our end for the protection impairment and notify the monitoring company, and post a fire watch, if necessary, and restore the system prior to you opening for the day.
We do backflow testing as well as backflow assembly repair and replacement. It is a requirement that the water district perform this service annually. We take care of all the requirements to complete the test so you can avoid the additional work.
It is a common occurrence to receive a notice of correction with a 30 day deadline. We usually see issues such as painted heads, obstructed walk- throughs, closed valves, corrections to signage, and updates on testing. We do all corrections and provide test updates for the inspector. We generally see most issues resolved after the 2nd visit.
If you have a new commercial construction project, we can provide the design, plans, and all construction and testing services. This includes construction of tilt-up, shell, restaurant, and medical suite facilities. We work with your General Contractor as our main point of contact.
